Roger W. Langpaul has practiced in commercial and investment real estate for over 33 years. From property management to institutional and private asset management, Roger’s business knowledge and inherent integrity have proven to be the elements necessary for successful economical outcomes in real estate.
Roger’s ability to correctly assess and creatively approach real estate issues is a direct function of his notable capacity to view projects in a very global manner, a perspective acquired only through years of effective leadership in the real estate industry. Roger’s expertise has yielded the proven means and methodology to work through any property challenge encountered, regardless of complexity or difficulty.
Roger’s expansive and diversified work history has exposed him to multiple aspects of a successful real estate practice. He is experienced in development, marketing, cost feasibility, negotiations, program development, business plans and presentations, computer knowledge, client relations, acquisitions and dispositions of properties.
Roger served as Vice President, Asset Management of AmerUs Properties, Inc. and AmerUs Life. There, he was directly responsible for the management and growth of all real estate equity assets for the AmerUs Groups, including operation and administration of the company’s $350 million national real estate portfolio. Roger oversaw the asset management responsibilities during the development of West Lakes Office Park, a 400 acre office park in West Des Moines, Iowa. During this time, AmerUs developed four office buildings with a total market value of $54M, totaling approximately 500,000 s.f. In addition, they also developed Section 42, Affordable Housing and Assisted Living divisions which developed 4,500 Tax Credit apartments in over 30 properties in eight states, with total equity contributions of over $87M in 4 years, generating an “after tax” return of more than 21%
Roger also served as Managing Director at Principal Financial Group, where he was responsible for all corporate leasing for the Principal Financial Group clients. This included the leasing of new office space and renewals/expansions of leased properties throughout the country. He was also responsible for the asset management function of the Des Moines area real estate portfolio. The entire corporate real estate portfolio under his direction comprised over 6.0 million square feet.
Roger was also a founding member and President of National Management Company. During his six year tenure as President of National Management, Roger was responsible for the overall administration and growth of the company, which included managing federally funded Section 42 properties and conventional apartment complexes totaling over 3,600 units with approximately 170 employees covering a four state region. Under Roger’s leadership, National Management then acquired another management company that had 1,300 Affordable Housing units under management. This transaction was completed in January 2005, and resulted in National Management increasing its net operating income by over 30%. Roger also successfully devised and oversaw an exit strategy for one of National Management’s general partners that included an acquisition re-hab of the properties owned with that general partner and then a re-positioning of them into a new partnership.
Roger established 360 Real Estate Services, Inc. in 2007 and currently serves as its supervising Broker. In addition to commercial real estate brokerage services, Roger also provides private real estate counseling and development services to his clients at 360 Real Estate.
Recently, Roger’s real estate counseling and development services have lead to him directly overseeing a privately held investment company consisting of farms, development ground and income-producing properties. Recognizing the potential of the parcels of land, Roger diligently worked to attain favorable zoning, enhancing the market valuation of the parcels and negotiated transactional terms for disposition and development of the farms. Further elevating the effect of the sale transaction, proceeds from the dispositions were reinvested utilizing the IRS 1031 Tax Deferred Exchange program. Roger provided oversight of the 1031 Exchange process, identification of qualified exchange properties, acquisition negotiations and oversight of the due diligence fulfillments. The resultant portfolio of real estate holdings has far exceeded the expectations of the privately held investment fund.
In his spare time, Roger enjoys spending time at the Lake of the Ozarks in Osage Beach, Missouri, where he and his wife Margaret own and operate Robin’s Resort. Roger has two sons, Chris and Alex. Chris practices law at LaMarca & Landry, P.C. and sits on the 360 Real Estate Executive Board of Advisors. Alex is a student at Grandview University in Des Moines, IA.
